Termite Clearance Letter
If your buying or refinancing a home in Arizona chances are you may need a termite clearance letter. Although there is no law requiring a termite clearance letter most lenders require the report as a condition of the loan. A termite clearance letter essentially, tells the buyer (and lender) if there is visible evidence of wood destroying insects both past and/or present. The report should list visible damage and conditions conducive to future infestation.
If evidence is noted the lender may require a treatment and warranty. The lender may request that conditions conducive to future infestation be corrected. Correcting conditions conducive can be a great investment in keeping the critters away long term.
Inspection reports are $50 when paid the day of inspection or $65 when billed. Reports are valid for 30 days. Completed reports are available the day of inspection and sent via email. Supplemental and follow up reports are $50.
Inspections are usually completed in under an hour. The inspector will need access to both the interior and exterior.
If evidence of wood destroying insects is observed, the inspector will include a (no charge) proposal for eradication. Most services include a renewable warranty. It should be noted that the inspector does not determine whether a home needs service(s). That decision is made by the buyer, homeowner and/or lender.
