The purpose of a termite report in a real estate transaction is to convey information to the buyer, so that they can make the right buying decision.

Designed to protect the consumer, the State of Arizona has enacted specific Statutes along with rules and regulations dictating what information should be included on a termite report. One of the top violations investigated by the State of Arizona is the failure to properly complete a termite report.

Our inspectors will conduct a thorough inspection and properly complete a report, including a detailed graph of the property. Termite reports are filed electronically and can be in your hands minutes after completion. Termite reports can be ordered on-line and will be available for review within 24 hours of completion.
How to read a Arizona Termite Inspection Report
The Arizona termite Report often referred to as the Wood Destroying Insect Inspection Report (WDIIR) is three pages in length including the “Graph of the Structure(s)” page.

It’s important to review the address listed on the report (Box 5B) and the “inspected structures” box (6A) to ensure the right property and structure(s) were inspected. Boxes 6B, 7, and 19 should list areas and/or structures that were not accessible for inspection.
Buyers may request a follow up inspection for these areas after they become accessible.

Section 8 A-E speaks for itself…though Box 8E and Box 20 are often overlooked and could provide valuable termite history of the structure inspected.

Boxes 15-18 provide information about conditions conducive to future termite infestations…buyers should consider having corrections made prior to proceeding with escrow.

Page three should include a diagram of the inspected structure(s) pin pointing areas noted on the first two pages of the report.

The termite report should be completed early in the “10 day inspection period” to allow for review of the report and any follow up inspections.
